Terms and Conditions

  • Included in the charge is bed linen, towels, night storage heating, coal and kindling for the open fire, all electricity, bathroom soaps, a small library of DVDs and books, etc.
  • Bookings are only accepted when the £50 deposit is received.
  • The remaining cost must be paid no less than 3 weeks in advance of the arrival date and any bookings made within this time must be paid for at the time of booking.
  • If cancellation is necessary. The owner must be informed and every effort will be made to re-let.
  • All deposits are non-refundable and the owner does not guarantee refunds on cancellations withing 3 weeks of arrival. For this reason it is strongly advised that your family/party has independent holiday insurance.
  • Should the holiday be canceled due to circumstances out with the owners control (e.g. fire, flood, etc) and assuming any loss has not already been underwritten by your insurers the owner will at their discretion refund part or all of the cost of the holiday.
  • The owner shall not be held responsible for any injury, damage, loss, accident, expense or inconvenience arising out of the clients own negligence.
  • One dog only (under strict control) is allowed and a supplement of £10 may be charged.
